Yes, it's possible.. You will need to give power of attorney that is all.. Your relatives or friends can represent to you and buy a land in India.

When you give power of attorney.. You can also specify what kind of power they can have to buy.. For example, they have rights to buy one property or multiple property in india extra.. Consult attroney here or in India and they will tell you how to do..

As per Indian Govt. regulations - only $200,000 a year can be taken out of India for investing in foreign property by Indian citizens. If your property is worth more than 200k - then he has to get a loan for the remaining amount - which is impossible to get on LAND in the US especially by a foreigner.

But its cost is lessthan 200k. My doubt is weather I can register that land on my name without giving power of Attorney to anyone. I am on work visa and I am living in US from 1 year. They have scanned and sent a document by name "Photos and Fingerprints as per Indian Registration and Stamps Act 32A of 1908". This is a simple document which has signature of witnesses and Signature and thumb impression of buyer. I am not US citizen. Is it possible to register the land on my name with this document. Please advise.

without power of attorney, you will not be able to register the land in india from here..  You will have to be present in the registrar office to sign the documents..They will verify your photo and other residential proof documents..
